Article

In September, more than 3,000 homes had their asking prices lowered each day across Britain, the highest monthly number in fifteen years. Property websites reported that sellers were reducing prices by an average of nearly seven percent, which equals roughly £21,000 off a typical home. This trend reflects a crowded market where many properties are for sale, and some sellers initially set prices too high for current conditions.

The Buyer's Advantage

Mortgage rates have climbed to their highest level in three years, making it harder for buyers to afford monthly payments. Because of this financial pressure, buyers now have more power to choose carefully. Homes that received a price cut took about 119 days to sell, compared with just 39 days for homes priced correctly from the start. Some buyers grew suspicious of reduced prices, questioning why a property had dropped in value, even when nothing was wrong with it.

Getting the Price Right Matters

Real estate experts stress that setting an accurate initial price is critical. Once a home sits on the market without selling, cutting the price later often leads buyers to negotiate further, sometimes below even the reduced asking price. Agents now use large amounts of data to help sellers price properties fairly. However, some sellers struggle to accept this reality because they feel emotionally attached to their homes and overvalue their personal investment.
